Step #1: We will get to know each other:
We will have a Buyer Consultation to identify exactly what your wants and needs will be as well as narrow the scope of your search based on your budget and community amenities.
Step #2: Magnolia REALTORS® do not disappear.
We won’t be the agent who meets someone at a house, provides very little information, or offers minimal client service… and then disappears! We stay in touch based on your schedule – you tell us how regularly you need to be contacted. Once under contract we will be in contact on a regular basis throughout the purchasing process to make sure you understand the contracts, inspection issues and the closing timeline.
Step #3: We Establish trustworthiness through telling the truth.
We understand you have a lot of decisions to make and we know purchasing a home is a huge decision. As your Buyers Agent we work for you and disclose all information we discover about a property. At Magnolia Realty we do not practice Dual Agency as it is not in the client’s best interest — it’s only in the agent’s best interest.
Step #4: We Inform first and sell later.

Before you make an offer to purchase a home, it is important to know both your “buying power” and your comfort level. Having your loan pre-approval in place before house hunting will reduce the difficulties created from falling in love with a home that is above your price range. It also puts you in the best possible negotiating position so that your purchase offer is greeted with the maximum chance of being accepted.
Pre-approval is simple, easy and free. Your lender will verify your income, credit and source of down payment and closing costs. It takes about 30 minutes and eliminates surprises later. A good lender will explain the entire loan process and answer all of your questions so that you can focus on the fun part – finding just the right home!

Escrow and Closing Costs
Once your purchase offer is accepted, we will move into escrow. During this time the title company will search the real estate records to ensure that the owners have a clean title to the house and take care of any issues that may arise from easements, liens, and mortgage payoffs. This is also when you and your lender will complete all necessary paperwork and the home will be professionally appraised.
The end of the home sell process will be closing day and you will sign your loan documents and receive the title of the home from the sellers. There are several closing costs involved with the sale of the home, including:
- Property taxes
- HOA dues
- City & County taxes
- Broker fees
- Title recording fees
- Document preparation fees
The amounts will vary based on the title company used, the home’s value, and local taxation rates. Sonia will be there from start to finish to guide you through the process, share the estimated closing costs, and give you step-by-step information to make the process as smooth as possible.

Buyer Representation Agreement
Before viewing potential homes in person, it is good practice to sign a Buyer Representation Agreement.
